Commercial Finance

Commercial finance for property and business

Commercial finance is a core capability at Verion, not a bolt-on. We arrange funding for premises, investment property and business needs from a broad range of lenders, with a named owner on every case. Some forms of commercial finance are not regulated by the FCA, and we arrange finance only where it is within our permissions.

Common questions

Commercial finance questions, answered plainly

Commercial mortgages versus buy-to-let, bridging exits, regulation, fees and timescales.

What is the difference between a commercial mortgage and a buy-to-let mortgage?

A buy-to-let mortgage funds a residential property let to tenants on a residential tenancy. A commercial mortgage funds premises a business owns and occupies, or property held as a commercial investment, and the lender assesses the trading business or the commercial tenant behind the loan. The two are underwritten differently, so the right route depends on how the property is used.

What does a bridging exit mean?

The exit is how a short-term loan will be repaid at the end of its term, for example a sale of the property or a refinance onto a longer-term facility. Short-term finance only works where there is a clear, realistic exit, so we confirm how the finance will be repaid before anything else. Availability is confirmed case by case.

Is commercial finance regulated by the FCA?

It depends on the product. Some forms of commercial finance are not regulated by the FCA, for example many commercial mortgages and much business lending, while others may be. We explain how a given product is treated before you proceed, and we arrange finance only where it is within our permissions.

How are you paid?

We may be paid by a fee, by a commission from the lender, or by a combination of the two, and this varies by product and lender. We set out how we will be paid on your case clearly, in writing, before you commit to anything.

What are typical timescales?

Timescales depend on the product, the lender, the valuation and the legal work, and they vary case by case. Short-term finance can move quickly where the lender and legal work allow, while a commercial mortgage or development facility usually takes longer. We keep the case moving and set expectations at the outset.
